JBR 2026: Inside Dubai's Original Beachfront Strip

Jumeirah Beach Residence, universally known as JBR, was Dubai's first large-scale attempt at stacking residential towers directly onto a public beach, and it opened years before Bluewaters, Emaar Beachfront or Dubai Islands existed as competing addresses. Nearly two decades on, the strip's forty-plus towers and its pedestrian promenade, The Walk, remain one of the busiest and most recognisable stretches of coastline in the city. What keeps JBR competitive is price: entry points per square foot in JBR generally sit below its newer beachfront rivals, and its established rental history and strata-title liquidity give buyers a track record those newer addresses simply cannot yet offer.
